From Food Terminal to Future City
Arca South is a 74-hectare mixed-use estate developed by Ayala Land in Taguig City, located near the C-5/SLEX interchange and just south of Bonifacio Global City. If you've been around Metro Manila long enough, you probably still call this area "FTI," and honestly, a lot of locals still do.
The site was originally the Food Terminal, Inc. compound, a government-owned food distribution hub established in 1974. For decades it functioned as an industrial zone with warehouses, cold storage facilities, and the kind of gritty commercial activity you wouldn't associate with luxury condos. After multiple failed privatization attempts across several administrations, the government finally sold the 74-hectare parcel to Ayala Land for ₱24.3 billion in 2012. That single transaction essentially greenlit one of the largest urban redevelopment projects in the country's history.

What's Already Here
Arca South has moved past the "coming soon" phase. The big milestone was Ayala Malls Arca South, which opened to the public on February 13, 2026, after years of anticipation. It's not your typical Ayala mall, though. The design leans into an open, mixed-format concept with curated zones like "Fresh Grounds" (a dedicated coffee area) and "Kulinarya" (a food hall that actually tries to showcase local cuisine instead of the usual fast food lineup). As of mid-2026, the mall and its adjoining office development sit at around 86% completion.
On the residential side, the estate already has several towers either completed or nearing turnover. Arbor Lanes by Ayala Land Premier is the flagship luxury project here, with units going for around ₱273,000 to ₱275,000 per sqm. If that's too steep, Alveo's The Veranda and Park Cascades offer slightly more accessible options at around ₱278,000 per sqm. And for the more budget-conscious buyer, Avida has projects within the estate too.
So the full Ayala ecosystem is represented: Ayala Land Premier for the high-end market, Alveo for the upper-mid, and Avida for entry-level buyers. That's a deliberate move to create a mixed-income community instead of a gated enclave, which is something BGC didn't really do in its early years.
The Transit Hub That Could Change Everything
Here's the real kicker for Arca South's long-term value: it's positioned to become one of the most connected transit nodes in Metro Manila. The old PNR FTI station is being redeveloped into a massive integrated railway hub that will serve as an interchange for both the North-South Commuter Railway (NSCR) and the Metro Manila Subway Project (MMSP).
On top of that, the Taguig City Integrated Terminal Exchange (TCITX) is being built within the estate. Think of it as a massive intermodal terminal designed to connect provincial buses coming from SLEX directly to the railway systems. Right now there's a smaller, temporary transport terminal operating on-site, but once the full TCITX is operational, this becomes the literal "Gateway to the South" that Ayala Land has been marketing.
Just a heads up, though: the full rail connections are still under construction and completion targets stretch into the late 2020s. So if you're buying here on the promise of a subway station at your doorstep, you're playing the long game. But the infrastructure is real, the construction is visible, and the government commitment appears genuine.

Getting There and Getting Around
Right now, the most common way to reach Arca South is via C-5 Road from BGC heading south, or from SLEX if you're coming from the Laguna/Cavite direction. During rush hour, the C-5/Taguig stretch can get brutal, especially between 5 and 8 PM. If you're coming from Makati, skip EDSA entirely and take the inner roads through BGC down to the estate.
Grab and taxis are your best bet for now. There's no MRT/LRT station nearby yet, and jeepney routes serving the area are still pretty limited compared to more established districts. Some UV Express/FX routes from the Alabang area do pass through, but don't count on them being convenient. The temporary transport terminal within the estate handles some provincial bus routes, which is useful if you're headed south.
Once inside the estate, it's fairly walkable. The road layout is modern and pedestrian-friendly, with wide sidewalks and proper crosswalks. It's not quite at BGC levels yet, but it's getting there. Give it another two or three years and it should feel like a proper walkable district.
